Reign Roofing replaced our roof on a tight deadline and did an excellent job. Neighbors recommended them, and now I see why. Jeremy did a thorough inspection and walked the roof with me, and Connor answered every question quickly and honestly — pricing, warranty, insurance paperwork, all of it. The crew did it in one day, cleaned up well, and I got drone photos of the finished roof. Pricing was fair and competitive against another quote I got. The Owens Corning Duration shingles look great on the house. Highly recommend Reign to anyone in Fort Bend who needs a roofer they can trust.Posted on Google![]()

Excellent experience from the start to the end of the whole roof replacement. Overall, I am very happy with the job. Both in term of the price, job quality, team friendliness, and communications. The roof inspection was performed very carefully to evaluate the condition and any related items that need to be replaced/repaired. The proposal came with good options to choose from, and the owner spent a great amount of time to explain the options, as well as his recommendation based on the roof condition, our house location and its related weather condition, building code requirements as well as shingle materials, and finally provided his recommendation for best fit option. The roof repair was done in 11 hours, from 7am ~ 6pm, with sufficient team members. Everyone was very friendly, accommodating and helpful. All trees were well protected. A lot of pictures were taken before, during and after the job for comparison and QC.+2Posted on Google![]()

Google Review I found Reign Roofing – Sugar Land after my new roof was already installed, as I needed an independent third-party inspection. Even though I did not use Reign Roofing for the roof installation, they were extremely professional, patient, and willing to help. I especially want to thank Connor. Due to a scheduling conflict, he arranged for another inspector to come out and perform a very detailed inspection of my roof, including 109 photos documenting the condition and findings. After the report was completed, Connor also took the time to go through it with me in detail and patiently explain all the potential issues that needed to be addressed and corrected by the roofing installation company. I truly appreciated his professionalism, knowledge, and willingness to help throughout the entire process. Thank you to the entire Reign Roofing team for the excellent service. Based on this experience, I would definitely consider Reign Roofing for future roofing or home improvement projects at my other properties. Highly recommended!Posted on Google![]()

Frequently Asked Questions
What is the average cost of a roof in Houston?
The cost of roof replacement in the Houston area varies depending on the size, pitch, and materials used for your new roof. It’s best to contact your insurance company and a trusted contractor for an accurate estimate.
What is the new roof law in Texas?
Texas doesn’t have a specific “new roof law.” However, recent changes in the Texas roofing industry and insurance claims processes might affect homeowners needing a new roof or roof repairs.
Reign Roofing provides complete residential and commercial roofing services in Houston, TX, with each type of property evaluated according to its own construction, roofing materials, drainage requirements, occupancy concerns, and long-term performance needs. Homeowners can turn to our team for roof inspections, leak repairs, storm damage restoration, emergency service, and complete roof replacement. Commercial property owners, facility managers, and building operators can rely on us for low-slope roof repairs, metal roofing service, leak detection, maintenance planning, emergency stabilization, and commercial roof replacement. We do not treat residential and commercial roofing as interchangeable services. Each project receives recommendations based on the specific building, roofing system, damage, and practical needs of the property owner.
Residential Roofing Frequently Asked Questions
What Residential Roofing Services Does Reign Roofing Provide in Houston, TX?
Reign Roofing provides complete residential roofing services in Houston, including roof inspections, roof leak repair, storm damage repair, emergency roofing service, shingle replacement, flashing repair, ventilation improvements, and complete roof replacement.
Our residential inspections look beyond the most visible area of damage. We evaluate shingles, flashing, roof penetrations, valleys, vents, roof edges, decking conditions, and other components that help the roof function as a complete system.
Whether you have noticed a small ceiling stain or are dealing with significant damage after a storm, our goal is to determine what caused the problem and recommend a practical solution. Some roofs can be restored through targeted repairs, while older or heavily damaged roofs may require replacement.
How Do I Know Whether My Home Needs Roof Repair or Roof Replacement?
The decision between residential roof repair and roof replacement depends on the roof’s age, overall condition, extent of damage, repair history, and expected remaining service life.
A repair may be appropriate when damage is limited to a small area, such as missing shingles, damaged flashing, a minor puncture, or a leak around a roof penetration. Replacement may be more appropriate when the roof has widespread shingle deterioration, repeated leaks, significant storm damage, soft decking, or numerous previous repairs.
Reign Roofing evaluates the full roofing system before making a recommendation. We explain what can reasonably be repaired, what may continue causing problems, and whether investing in another repair makes financial sense. Homeowners should have enough information to compare the immediate cost of repair with the long-term value of replacement.
Does Reign Roofing Provide Emergency Residential Roof Repair in Houston?
Yes. Reign Roofing provides emergency residential roof repair in Houston when active leaks, severe storm damage, missing shingles, exposed decking, fallen debris, or other urgent conditions are putting the home at risk.
The immediate goal during a roofing emergency is to reduce further water intrusion and prevent the damage from spreading. Depending on the weather and condition of the roof, temporary stabilization may be necessary before permanent repairs can be completed safely.
Homeowners should never climb onto a wet or storm-damaged roof. Roofing materials can be slippery, and damaged decking may not support a person’s weight. Move furniture and belongings away from the leaking area, collect dripping water when it is safe to do so, and contact a roofing professional as quickly as possible.
Can Reign Roofing Complete an Emergency Roof Replacement for a Home?
An emergency residential roof replacement may be necessary when a roof has suffered catastrophic damage or can no longer be repaired reliably. This can happen after severe wind, hail, falling trees, widespread shingle loss, structural damage, or extensive water intrusion.
A complete replacement usually requires more planning than a temporary emergency repair. The home may first need to be protected with tarping or another temporary measure while materials, labor, weather conditions, insurance documentation, and scheduling are addressed.
Reign Roofing can inspect the damage, identify immediate safety concerns, and determine whether repair remains possible. When replacement is necessary, we can help homeowners understand the scope of work and establish a plan for removing the damaged system and installing a dependable new roof.
What Causes Residential Roof Leaks in Houston?
Common causes of residential roof leaks in Houston include wind-damaged shingles, hail impacts, worn flashing, deteriorated pipe boots, improperly sealed roof penetrations, clogged valleys, damaged vents, exposed fasteners, and aging roofing materials.
Houston homes also face intense sunlight, high attic temperatures, heavy rainfall, humidity, and severe thunderstorms. Repeated exposure to these conditions can weaken shingles, dry out sealants, loosen components, and expose installation problems that may not have been visible when the roof was new.
The location of an interior ceiling stain does not always identify the exact roof opening. Water can travel along rafters, decking, insulation, pipes, and other building materials before it becomes visible inside the home. A proper leak investigation should trace the water back to its actual entry point.
What Should I Do If My Roof Starts Leaking During Heavy Rain?
When a residential roof begins leaking, protect the interior of the home first. Move furniture, electronics, rugs, and valuables away from the affected area. Place a container beneath the drip and use towels or plastic sheeting to reduce water damage when it can be done safely.
Do not enter the attic if water is near electrical wiring, light fixtures, outlets, or the electrical panel. Do not climb onto the roof during rain, lightning, high winds, or darkness.
Contact Reign Roofing for a residential roof leak inspection as soon as possible. Take photographs of ceiling stains, damaged belongings, dripping water, and visible exterior damage from ground level. These records may be useful when discussing the damage with your insurance provider.
Even when the leak stops after the rain ends, the underlying opening remains. Delaying the inspection may allow moisture to stay trapped inside insulation, decking, walls, or ceilings.
How Long Does a Residential Roof Replacement Take?
The timeline for a residential roof replacement in Houston depends on the size and complexity of the roof, the roofing material selected, weather conditions, accessibility, and whether damaged decking must be replaced.
Many straightforward shingle roof replacements can be completed relatively quickly. Larger homes, steep roofs, multiple elevations, extensive flashing, or hidden structural damage may require additional time.
Before installation begins, Reign Roofing can explain the expected schedule, material delivery, property protection, cleanup procedures, and any factors that could affect completion. Weather delays may occasionally be necessary because exposed areas of the home must be protected throughout the project.
How Can Houston Homeowners Extend the Life of Their Roof?
Routine inspections and prompt repairs are among the most effective ways to extend the life of a residential roofing system. Small problems such as loose flashing, cracked pipe boots, missing shingles, or minor leaks are usually easier to address before water reaches the decking and interior of the home.
Homeowners should keep gutters and downspouts clear, trim tree limbs that rub against or hang directly over the roof, and watch for shingles or roofing debris around the property after storms.
Attic ventilation is also important. Poor airflow can allow heat and moisture to build up, which may increase cooling costs and contribute to premature deterioration of roofing materials.
A professional inspection is recommended after significant hail, high winds, or falling debris. Damage may not be obvious from the ground, especially around roof edges, valleys, flashing, vents, and other vulnerable areas.
Commercial Roofing Frequently Asked Questions
What Commercial Roofing Services Does Reign Roofing Provide in Houston?
Reign Roofing provides a full range of commercial roofing services in Houston, TX, including roof inspections, leak detection, emergency repairs, storm damage assessments, preventative maintenance, roof coatings, metal roof repairs, low-slope roofing service, partial replacement, and complete commercial roof replacement.
Commercial properties may include warehouses, offices, shopping centers, churches, schools, industrial buildings, apartment communities, medical facilities, restaurants, and other structures. Each property presents different concerns involving roof size, drainage, rooftop equipment, building access, and ongoing operations.
Our team evaluates the roofing surface, seams, flashing, penetrations, drainage components, rooftop equipment curbs, parapet walls, previous repairs, and visible interior moisture. Recommendations are based on the specific roofing system rather than a generic approach.
How Is Commercial Roofing Different From Residential Roofing?
Commercial roofing and residential roofing differ in design, materials, slope, drainage, installation methods, and maintenance requirements.
Most homes have steep-slope roofing systems that use shingles, metal panels, tile, or other materials designed to shed water quickly. Commercial properties often have low-slope or flat roofs that rely on membranes, seams, internal drains, scuppers, tapered insulation, and carefully detailed penetrations.
Commercial roofs also tend to contain more rooftop equipment, including HVAC units, exhaust systems, plumbing vents, electrical components, and communication equipment. Every penetration creates a potential vulnerability if the flashing, curb, membrane, or sealant deteriorates.
Because of these differences, a contractor should evaluate commercial roofing according to the requirements of the actual system. Residential repair methods should not simply be applied to a low-slope commercial roof.
How Do I Know Whether a Commercial Roof Should Be Repaired or Replaced?
The choice between commercial roof repair and commercial roof replacement depends on the age of the roof, number of active leaks, condition of the membrane or metal panels, amount of saturated insulation, drainage performance, and history of previous repairs.
A localized puncture, separated seam, damaged flashing detail, or isolated leak may be suitable for repair. Replacement may be more practical when there is widespread membrane deterioration, repeated leakage in multiple areas, extensive corrosion, large amounts of wet insulation, or a roofing system that has reached the end of its useful service life.
Reign Roofing inspects the entire roof rather than examining only the area directly above an interior leak. Water can travel beneath commercial roofing materials and affect insulation or decking far beyond the visible entry point.
We explain whether a repair is likely to provide reliable service or whether continued patching may simply delay an unavoidable replacement.
Does Reign Roofing Provide Emergency Commercial Roof Repair?
Yes. Reign Roofing provides emergency commercial roof repair in Houston for active leaks, storm damage, punctured roofing membranes, displaced materials, damaged flashing, exposed roof sections, and other urgent conditions.
Commercial leaks can threaten inventory, equipment, records, tenants, employees, customers, and normal business operations. The immediate priority is to limit additional water intrusion and stabilize the affected area when it is safe to do so.
A temporary emergency repair may be necessary when weather, standing water, structural damage, or the condition of the roofing system prevents immediate permanent work. Once the roof is safe to access and inspect, our team can develop a permanent repair or replacement plan.
Property managers should document interior water damage, damaged products, affected equipment, and visible roofing problems. It is also important to isolate wet flooring and other areas that could create slip, electrical, or safety hazards.
Can a Commercial Roof Be Replaced During an Emergency?
An emergency commercial roof replacement may be required when the existing roofing system has suffered widespread damage and can no longer be stabilized through conventional repairs.
Examples may include catastrophic wind damage, extensive membrane failure, severe hail damage, major structural issues, large amounts of saturated insulation, or damage affecting multiple sections of the roof.
A commercial replacement must be carefully coordinated. Materials, equipment, staging areas, roof access, safety requirements, weather protection, tenant communication, and building operations all need to be considered.
Reign Roofing can begin by identifying immediate stabilization needs. The replacement may then be organized in sections or phases to reduce disruption and help keep the building protected while work is underway.
What Causes Commercial Roof Leaks in Houston?
Common causes of commercial roof leaks in Houston include open seams, membrane punctures, deteriorated flashing, failed sealants, clogged drains, ponding water, damaged roof edges, corroded metal panels, loose fasteners, and improper previous repairs.
Leaks frequently develop around HVAC curbs, vents, pipes, skylights, parapet walls, expansion joints, drains, scuppers, and transitions between different roofing systems.
Foot traffic and service work can also damage a commercial roof. HVAC technicians, electricians, plumbers, and communications contractors may accidentally puncture membranes or disturb flashing while working around rooftop equipment.
Houston’s heat can cause roofing materials to expand and contract, while heavy rain may expose weak seams and poor drainage. High winds can loosen edge materials or send debris across the roof, creating punctures that may not be immediately visible.
Can Commercial Roof Repairs Be Completed Without Closing the Building?
Many commercial roof repairs and replacements can be completed while the building remains occupied, although the answer depends on the property, roofing system, scope of work, access requirements, and safety concerns.
Reign Roofing can coordinate with building owners, facility managers, property managers, and tenants to reduce unnecessary disruption. Work may be completed in sections, scheduled around business hours, or organized to keep entrances, loading areas, and pedestrian routes accessible.
Facilities such as schools, healthcare offices, restaurants, hotels, manufacturing operations, and buildings with sensitive equipment may require additional planning. Noise, odors, equipment vibration, interior protection, and temporary access restrictions should be discussed before work begins.
The goal is to complete the roofing work safely while allowing normal operations to continue whenever practical.
How Often Should a Commercial Roof Be Inspected?
A commercial roof inspection should generally be completed at least once or twice a year, depending on the age, material, warranty requirements, maintenance history, and condition of the roofing system.
Inspections are also recommended after major storms, hail, strong winds, unusually heavy rainfall, or work performed by other contractors on the roof.
Routine inspections may identify open seams, damaged flashing, blocked drains, deteriorated sealants, punctures, loose fasteners, corrosion, and other developing problems before they cause widespread interior damage.
Commercial property owners should also keep records of inspection reports, photographs, repairs, warranties, roof access, and rooftop equipment installations. Good documentation makes it easier to track recurring problems and plan for future maintenance or replacement.
How Much Does Commercial Roof Repair Cost in Houston?
The cost of commercial roof repair in Houston varies based on the roofing material, location of the damage, amount of wet insulation, roof height, accessibility, safety requirements, equipment placement, and complexity of the repair.
A small flashing or seam repair may be relatively straightforward. A leak involving saturated insulation, damaged decking, multiple membrane layers, or difficult rooftop access will require more labor and materials.
Commercial repair pricing should be based on an inspection rather than the visible size of an interior stain. A small ceiling leak can sometimes originate from a larger area of hidden moisture beneath the roofing system.
Reign Roofing can evaluate the source and extent of the damage and provide a written recommendation based on the work required to complete a dependable repair.
How Long Does a Commercial Roof Replacement Take?
The timeline for a commercial roof replacement in Houston depends on the size of the property, existing roofing system, selected replacement material, number of penetrations, drainage design, weather, building access, and condition of the underlying insulation and deck.
A smaller office or retail building may be completed more quickly than a large warehouse, shopping center, industrial facility, or apartment community.
Large projects may be completed in sections to maintain weather protection and reduce disruption. Existing materials may also need to be removed in stages so the building is not left unnecessarily exposed.
Before the project begins, Reign Roofing can explain the expected schedule, material staging, equipment requirements, safety procedures, and how the work may affect tenants or business operations.
Does Reign Roofing Repair Commercial Metal Roofing Systems?
Reign Roofing can inspect and repair many commercial metal roofing systems. Common problems include loose fasteners, deteriorated washers, separated seams, failed sealants, corrosion, punctured panels, damaged flashing, and leaks around roof penetrations.
Metal roofing expands and contracts as temperatures change. This movement can place stress on fasteners, seams, flashing, and sealants over time.
Some metal roof problems can be corrected with targeted repairs. Widespread corrosion, repeated seam failure, extensive panel damage, or ongoing leaks across several areas may require a larger restoration or replacement plan.
An inspection helps determine whether the existing panels remain structurally suitable and whether a repair is likely to provide reliable long-term protection.
Does Reign Roofing Work on Flat and Low-Slope Commercial Roofs?
Yes. Reign Roofing provides service for flat and low-slope commercial roofs found on warehouses, offices, shopping centers, industrial buildings, apartment properties, churches, and other commercial facilities.
Low-slope roofs require careful attention to drainage, seams, penetrations, flashing, membrane condition, and areas where water may collect.
During an inspection, we look for punctures, blistering, open seams, surface deterioration, membrane movement, ponding water, damaged transitions, and problems around drains or rooftop equipment.
A low-slope roof should not be evaluated in the same way as a residential shingle roof. The repair materials and installation process must be compatible with the existing commercial roofing system.
Can Reign Roofing Help Document Commercial Storm Damage?
Reign Roofing can inspect and document visible commercial roof storm damage. Documentation may include photographs, descriptions of damaged areas, repair recommendations, and replacement estimates when appropriate.
Potential storm damage may include punctures from debris, loosened flashing, displaced materials, separated seams, damaged metal panels, clogged drainage components, and water intrusion around rooftop equipment.
Building owners should report suspected damage to their insurance provider according to the requirements of their policy. A roofing contractor can document roofing conditions and explain recommended work, but the insurance company determines coverage.
An inspection should be scheduled even when the roof appears acceptable from ground level. Commercial roofing damage may be hidden around seams, fasteners, edges, penetrations, and drainage areas.
How Can Commercial Property Owners Extend the Life of Their Roof?
Regular maintenance is one of the most effective ways to extend the life of a commercial roofing system. Drains, gutters, and scuppers should remain clear so water can leave the roof properly.
Minor punctures, open seams, loose flashing, failed sealants, and damaged penetrations should be addressed before moisture spreads beneath the roofing surface.
Roof access should be limited to authorized personnel. Contractors servicing rooftop equipment should use designated walkways when available and report any accidental damage immediately.
Property owners should also schedule inspections after severe weather and maintain records of repairs, warranties, photographs, and equipment installations. These steps can reduce unexpected failures and make long-term budgeting more predictable.
Why Choose Reign Roofing for Residential and Commercial Roofing in Houston?
Reign Roofing provides residential and commercial roofing in Houston, TX, but we approach the two types of roofing independently.
For homeowners, we focus on protecting the residence, addressing leaks and storm damage, improving the performance of the roofing system, and helping families understand whether repair or replacement is the right choice.
For commercial clients, we consider the roofing material, drainage, rooftop equipment, tenants, employees, inventory, building access, safety requirements, and the effect roofing work may have on daily operations.
Whether you need a residential roof repair, emergency home roof replacement, commercial roof leak inspection, or complete commercial roof replacement, Reign Roofing begins with a careful evaluation and a clear explanation of the available options.
